Most buyers in Saudi Arabia resort to installment plans in one way or another, but the term "installment" itself encompasses very different methods in terms of conditions, costs, and eligibility. A payment plan offered by a developer for an off-plan project, bank financing for a ready apartment, and government housing support for a citizen buying their first home are all called installments, even though each suits a different type of buyer. This page explains the ways to purchase real estate in installments in the Kingdom, what real payment plans look like, and how to calculate what you will actually pay, within our comprehensive guide on Properties for Sale in Saudi Arabia.

What are the ways to buy property in installments in Saudi Arabia?

Installment options in the Saudi market are divided into three main methods, differing by the source of financing and who benefits from them:

Method

Installment provider

Suitable for

Distinctive features

Developer payment plan

The developer directly

Buyers of new projects, especially off-plan

Payments linked to project stages without needing bank approval

Bank mortgage financing

Bank or licensed financing agency

Buyers of ready or soon-to-be-completed property

Long repayment periods that may extend for decades

Housing support

Sakani Program and Real Estate Development Fund with banks

Saudi citizens eligible for their first home

Government support that reduces financing costs

Each method has its own conditions and documents, and sometimes a combination of methods can be used, such as the buyer paying the developer’s installments during construction and then financing the final installment through a bank at delivery.

What do developers’ payment plans look like in actual projects?

Developers’ plans vary from one project to another, and the following examples from projects we follow illustrate how these plans are practically designed:

  • Neptune Project in Riyadh (Dar Global): Reservation starts with a payment starting from 50,000 SAR, followed by 20% of the unit value within 7 days of booking, then the remainder is paid according to the project schedule.

  • Najd 5 Project in Riyadh (Reportage): Offers five payment plans from which the buyer chooses, starting with a 10% down payment and including a 40% discount for those who pay the full price in cash within three months.

The second example reveals a fact often overlooked: the difference between the cash payment price and the installment price can be significant, which essentially represents the cost of the installment even if no explicit interest is named. How do bank financing and lease-to-own work?

Saudi banks offer mortgage financing in Sharia-compliant forms, the two most prominent of which differ in ownership status during the repayment period:

  • Murabaha: The bank buys the property and then sells it to you at a deferred price including a profit margin. Ownership transfers to you at the start, with the property mortgaged to the bank until the repayment ends.

  • Ijara Muntahia Bittamlik (Lease ending in ownership): The bank owns the property and leases it to you with monthly payments, and ownership transfers to you once the final payment is made.

The financing percentage for a citizen's first home can reach 90% of the property value according to the Saudi Central Bank’s instructions, decreasing in other cases. As for non-Saudi buyers, some Saudi banks have started offering financing products for foreign ownership, with terms varying according to the bank, buyer’s residency, and income.

Is it possible to buy property in installments without a down payment in Saudi Arabia?

Purchasing property without any initial down payment is rare in the Saudi market. Developer plans usually start with a reservation fee and a down payment, and bank financing requires the buyer to cover part of the value according to allowed financing percentages. The closest exception is housing support initiatives that help eligible citizens cover the down payment under specific conditions. Therefore, it is advisable to be cautious about any advertisement promising freehold "without a down payment" without clarifying the financing party and written terms.

Is real estate installment in Saudi Arabia interest-free?

Islamic financing does not include interest in the traditional sense, but it includes a profit margin paid by the buyer for the deferral. This is reflected in the annual rate announced by the bank. Some developers’ plans may advertise as interest-free, while the deferral cost is embedded in the unit price. The practical way to know the real cost is to compare the installment price to the cash price of the same unit.

How do you calculate the actual cost of property bought on installments?

It is not enough that the monthly installment fits your budget; what matters is what you will pay in total compared to alternatives. Before committing to any plan, calculate the following:

  1. Total amount you will pay: The sum of all payments up to the last installment, not just the installment amount itself.

  2. Cash price of the same unit: The difference between it and the total installment amount is the actual deferral cost.

  3. Final payment: In developer plans, a large portion may be deferred until delivery; be sure you can pay or finance it.

  4. Additional costs: Real estate transaction tax at 5%, financing and insurance fees, parking or service fees if any.

  5. Effect of delays: What the contract states if the project is delayed—whether payments stop or continue.

Can foreigners buy property in installments in Saudi Arabia?

Yes, foreigners can benefit from developers’ payment plans in projects located within the designated geographical zones approved for non-Saudi ownership. This is the easiest way as it does not require bank approval. Bank financing depends on each bank’s policy, the buyer’s residency, and income. Housing support is restricted to Saudi citizens. The Islamic holy sites condition remains for ownership in Mecca and Medina. Details are on the page Foreign Ownership in Saudi Arabia.

How does امتلاك Global help you buy property in installments?

The best installment plan is not one with the lowest monthly payment but one where you know the total cost and can commit until the last payment. For this reason, we begin with each client by identifying the method that suits their situation, whether a developer plan, bank financing, or a combination. Then we compare projects based on the total amount they will pay and the difference from the cash price. We review the payment schedule and delay clauses before booking and confirm eligibility for ownership if they are non-Saudi. If you want to visit projects and discuss their plans directly with the developer, you can book a free property tour either in person or online with one of our consultants.
